Repair questions

Clear answers before work begins.

The right scope depends on the condition, the access and the surrounding construction. Here are the questions owners commonly need to resolve before approving the work.

Can AWC diagnose a window leak from photos?

Photos and rain history help identify relationships and decide where to review first, but they do not prove the entry point, concealed path, or complete scope. Water can move behind finishes before appearing. Site review, controlled testing by an appropriate party, or authorized opening work may be required.

Does water beside a window mean the window failed?

No. The opening itself is one possibility, but the source may involve surrounding stucco or siding, flashing, roof or gutter conditions, a deck above, penetrations, sealant joints, plumbing, or another path. The scope should distinguish the window unit from adjacent construction.

Will adding caulk stop the leak?

Sealant can be appropriate at a designed maintained joint, but applying it to the first visible crack is not a reliable diagnosis. The joint may be wet, deteriorated, incorrectly configured, or part of a larger flashing and drainage problem. Review the assembly before choosing a sealant repair.

Should interior drywall be opened first?

The first opening depends on the symptom, exterior context, weather pattern, access, and what question needs to be answered. Interior removal can show a concealed path or damage, while exterior opening may be needed to reach flashing or wall layers. Any opening should be authorized, protected, and documented.

What is the $250 Site Evaluation + Written Bid Package?

It is a paid evaluation for uncertain or multi-trade conditions that require site verification before responsible pricing. AWC documents accessible observations, assumptions, exclusions, and a proposed scope. When the resulting work is approved within 30 days, AWC credits the $250 toward that approved work.

Can AWC restore stucco, drywall, trim, and paint?

AWC can coordinate connected exterior and interior finishes when included in the written scope. Repair limits depend on access and exposed conditions. Existing stucco texture, aged coatings, trim profiles, and discontinued materials can limit an exact match and should be discussed before work begins.

What if the leak does not appear during the visit?

Dry conditions do not disprove the reported leak. Prior photos, exact symptom location, rain and wind history, exterior relationships, and earlier repair records remain useful. The evaluation should state what was dry, what could be observed, and what further evidence or controlled investigation may be needed.

Who approves work at a rented unit?

The owner or authorized property manager approves the evaluation, scope, price, changes, and schedule. A resident or tenant may coordinate entry, pets, gates, and availability, but access permission does not replace owner or manager authorization for construction decisions.
