A repair process you can follow.
This website is operated by All World Construction LLC, owned by Austin Mitchell. We are a San Diego County general contractor handling multi-trade repairs, property-management work and exterior restoration.
Understand the work before approving it.
A documented path from rain pattern and exterior context to opening work, repair boundaries, and finish restoration.
Record the rain pattern
Note when water appears, wind direction if known, duration in general terms, exact interior location, and whether plumbing, irrigation, or roof drainage could also be involved.
Read the exterior context
Review the wall and opening together, including roof edges, gutters, transitions, penetrations, stucco or siding, joints, staining, and drainage paths above and beside the symptom.
Define investigation limits
State what is accessible, whether non-destructive review is enough, what finish removal is authorized, and how interiors and the opening will be protected during evaluation.
Repair the supported path
Coordinate only the flashing, sealant, waterproofing, wood, window, roofing, stucco, siding, or drainage work supported by exposed conditions and the approved scope.
Restore and document finishes
Complete included interior and exterior patch-back after water-control work, record concealed findings, and preserve realistic color, texture, and material-matching limits.
When the property needs a closer look
For exterior, water-damage, multi-trade, HOA or managed-property work needing field verification, we recommend the $250 Site Evaluation + Written Bid Package. The fee is credited back if the construction project is approved within 30 days.
Keep the agreement specific
The written proposal should identify the physical work, confirmed repair limits, exclusions, access needs and the handling of concealed conditions. Materials, warranties, timing and payment terms belong in the accepted proposal. No guide or photograph replaces a property-specific review.
